Bracknell Gardens, NW3

With the 1st and 2nd floor occupied by other leaseholders, we created a 400m2 basement under the existing footprint extending out to the rear. The external walls and spine wall were all underpinned and once the walls above had been supported on new steelwork the basement was excavated out. The LGF was then had a cavity membrane installed and due to the existing drainage levels a macerator was installed to pump the 3 bathrooms installed in the LGF.

The ground floor was also refurbished and structural alterations took place to refigure the duplex apartment along with a complete refurbishment. New soundproofing was installed to separate the ground floor and the 1st floor. The ground floor remained traditional with new cornices and high skirtings with a mixture of Dinesen timber in the reception rooms and resin floors in the kitchen and living areas. In the newly formed basement a utility, 4 bedrooms, 3 bathrooms and a playroom were created and they went for a more modern design with shadow gap skirting and architrave and polished concrete floors.
